We moved my aging parents to a one-level residence and put their home on the market. We made the mistake of choosing a realtor who was a 'neighbor' and who did nothing more than list the house. He did little advertising told us 'no one' does open houses anymore and basically let my parents' home sit on the market generating no traffic. He told us we priced it too high but he never did a market analysis to give us any guidance. We lost precious time.
